The Right Price
Pricing your home is one of the most important decisions you make with your realtor.
Our team of Realtors has more than 80 years of experience and can help list
your home at a fair market price. When we meet with you, we will provide you with
a competitive market analysis (CMA) based on recent sales in your immediate neighborhood,
which will in turn help determine the listing price for your home.
Attracting Buyers
This is part of our job as your Realtor. At River Hills Realty, Inc., we pride
ourselves in attracting buyers every day of the year. We use many tools to
position your home for buyers to see. Most importantly, we list your property with
the local multiple listing service (MLS). The Mid-Florida Regional MLS is a
database of all homes listed by local real estate agents who are members of the
service. Detailed information about your property is listed here as well as a series
of photographs. In addition to placement on the MLS, your home will be on Realtor.com
(currently linked to Wall Street journal and many other national publications) and
our RiverHillsRealtyInc.com website.We use a variety of marketing tools to
expose your home to the largest number of buyers; community open houses, postcards,
community newsletters, local advertising in several different venues, local media
and signs (when allowed). All this is done for maximum exposure to find you
a qualified buyer for your home.
Negotiating the Contract
When a buyer presents an offer on your home, we will help you negotiate a satisfactory
price and terms for your sale. The negotiating process could be immediately
concluded or it could take several counter offers before everyone comes to a meeting
of the minds.When the offer is accepted and becomes a contract, we will coordinate
the inspections and closing for your property; keeping everyone "in the loop" throughout
the entire process.
Time to Move
Usually, the day of closing belongs to the buyer. It is a good idea to have the
packers and movers come a day or two before the scheduled closing. This will
alow you time to clear the house of your personal belongings and leave
it swept and clean as per your contract for sale.
Getting Your Home Ready
When potential buyers look at your home, they usually see the architectural highlights
lending to your home's character. However, if you don't get started cleaning
and packing, there's a chance the buyers will focus on your very pretty personal
items and your beautiful family photos instead of the home. So --- take a look around
and think like a buyer.
Here are a few tips for making your home's finest details outstanding...
*First impressions start before you even enter the front door of your
home -- what do you see as you approach the house? Add some colorful flowers,
re-mulch the beds, trim the trees, clean and sweep the walk way.
*Next, tackle the clutter inside. Clutter makes your home look smaller and it detracts
--- so pack it up or throw it away.
*Make your home sparkle. Shine the door handles, the stair rail, your mirrors, the
windows, etc.
*Show off the windows, your view --- let the light in.
*Accentuate the storage and closet space. Box up non-essentials and store them in
the garage, attic or storage area.
*Pack your personal items. Family photos, children's artwork, clutter on the refrigerator
door and ethnic or religious items make it difficult for the buyer to just look
at your house and imagine their family in the home. Try for that
"model home" look.
*Conquer the smells. While you may not smell cigarette smoke, dog or the kitty litter
box, buyers do. Odors in a home are a major turn-off.
First impressions are everything when selling your
home. Buyers want to see and smell "clean". When a buyer sees a wonderfully clean
home, it leaves the impression you have taken special care to maintain your home
and therefore eliminates many objections in the buyer's mind. So --- pack it up,
